Villa Capriani, North Topsail Beach, NC

Villa Capriani exudes old-world elegance along a stretch of the Carolina coast that has remained unblemished by the bright lights, traffic congestion and general commercialization that so often overtake growing beachfront communities.

Located in North Topsail Beach, North Carolina, the smallest of Topsail Island's three towns, Villa Capriani offers owners and vacationers Mediterranean-style architecture, with terra-cotta roofs, stucco walls, peaks, curves, interesting windows, arches, balconies and lush landscaping. "It's not just a box," says Richard Baker of Treasure Realty, which handles sales and rentals for the popular condominium community.

According to Richard, prices for one-bedroom units, which are approximately 700 square feet, start at $299,000. Two-bedroom condos, around 1,200 square feet, start at $419,000, while three-bedroom units, which are approximately 1,500 square feet, sell for $599,000 or more.

Residents and renters at Villa Capriani enjoy three oceanfront swimming pools, including one huge pool that is raised so sunbathers can enjoy views of the beach and the Atlantic Ocean. They also have the option of using two hot tubs and a tennis court, and the main pool features a bar and a European café. A waterfall adorns one of the lower pools. To Richard, what's outside the confines of Villa Capriani is almost as important as what's inside.

Untouched by commercialism, North Topsail Beach is without a gas station or a traffic light, and the town's only restaurants are part of its resorts. Traffic is not a problem, and the beach is never crowded. For those who enjoy the bright lights every now and then, Surf City, the largest town on Topsail Island, are a short drive south. You can enter and leave the island easily on the nearby high-rise bridge, and Wilmington and Jacksonville are only 45 miles and 25 miles away, respectively.

Despite the serenity that surrounds Villa Capriani and North Topsail Beach, property values are soaring, Richard says. He points out that in the year 2000; property on the island was valued at almost $350 million. Today, it's worth $1.669 billion. "I used to think we were the best kept secret on the Carolina Coast," Richard says. "I guess we're not a secret anymore."
